A waterfront period building in Dublin’s Silicon Docks is being brought to market by Knight Frank with potential for redevelopment at a guide price of €4 million.
Dock Mill at Grand Canal Dock, Barrow Street, comprises an existing five-storey over-basement period building of about 11,915sq ft on a site of some 0.057 acres, which includes seven basement car spaces.
The property benefits from existing planning permission to convert the building into nine apartments within the envelope of the current structure, all with stunning waterfront views.
However, given the recent precedent set in the immediate area for additional floors over the Malt House building, Dock Mill now offers a similar opportunity to secure additional height and redevelop the site as a landmark office or residential scheme with spectacular, waterfront views.
With this in mind, the architectural firm Urban Agency has been drafted in to prepare a conceptual design for a tapered, 12-storey office or residential scheme of some 19,622sq ft above basement, subject to planning permission.
The site is to be further enhanced under the Public Realm Masterplan for the North Lotts and Grand Canal Dock Strategic Development Zone. This plan provides for an attractive waterfront boardwalk along the Grand Canal Basin, linking Grand Canal Dart station to Pearse Street, which could allow for waterfront access to the building, further enhancing the asset.
The property is well positioned in the so-called Silicon Docks high-tech area of the city, with neighbours including Google, BT, Mason, Hayes and Curran and Accenture in close proximity.
Grand Canal Dock train station opens on to Barrow Street, offering access to commuter rail and Dart services within 100m of the site. St Stephen’s Green is within 1.2km, while Temple Bar is within 1.6km and the Aviva Stadium is less than a kilometre away.
The site is zoned objective Z14 under the Dublin City Development Plan 2016-2022 and is within the North Lotts and Grand Canal Dock strategic development zone scheme.
