Johnny Ronan ramps up scale of Appian Way development

Developer Johnny Ronan has lodged a planning application to develop 44 luxury apartments for the rental market at Appian Way in Dublin 4. It is the latest effort to develop the prominent 0.23 acre site, which is at the junction of Leeson Street, as it has lain vacant for about a decade and a half.

The proposed development on the site stretches to nine storeys high, and will consist of 29 studio and 15 one-bed units, with a top floor set-back and designated as a communal amenity and terrace space. All of the units will have either balconies or terraces. The development will prioritise sustainability, with a focus on energy efficiency features, while 66 bicycle parking spaces will take priority over private car spaces.

Gavin Wyley, head of residential at Ronan Group, said the new development will represent “one of the most sought after addresses in Dublin”.

“This development will provide much-needed homes and residents will have access to some of the best amenities in Dublin all within easy cycling, pedestrian and public transport access of the city centre,” he said.

A significant step-up

The latest application from the Ronan Group marks a significant step-up in size from previous applications.

Back in 2016, permission was sought by the Ronan Group to develop the site by building 16 apartments, although this didn’t go ahead, and the site was then offered to the market back in 2019 for €4.5 million, with this planning permission in place.

Now the developer is looking to almost triple the number of units on site, by applying for 44 apartments built over nine stories.

The Ronan Group has a number of other housing developments on the go, including the nearly complete Spencer Place, a purpose-designed built-to-rent scheme, incorporating 329 apartments and 64 co-living units, and also at TC3 in Cherrywood. It is developing an urban quarter that will include 192 build-to-rent units at this location.

On the commercial front, Ronan Group is currently developing the new Salesforce Tower at Spencer Place, Dublin 1, while the company is also on site on the new Facebook EMEA HQ at Fibonacci Square, Ballsbridge, the former headquarters of AIB.
