Hotel, housing, golf for Clonmel estate

A Georgian mansion and one of the great farming estates in Co Tipperary with planning permission for a hotel, 70 homes and a golf course goes on the market today with a guide price of €8 million.

David Ashmore of Sherry FitzGerald is handling the sale of the 390-acre Marlfield estate on the outskirts of Clonmel, which is to sold in its entirety or in five lots.

It is owned by the Kent family, who are now largely based overseas and who have decided against being involved in the development of the resort at a time when they are focused on international business interests.

The centrepiece of the estate is Marlfield House, a stunning period home overlooking the river Suir with superb reception rooms featuring high ceilings, decorative plasterwork, carved architraves, Adams-style fireplaces and a

conservatory. The house stands on about 20 acres of pleasure grounds, which include a duck pond.

The Marlfield local area plan relating to the estate came into effect at the start of 2013 and has a six-year lifespan.

The plan allows for an 18-hole golf course designed by Pádraig Harrington, the refurbishment of two farmhouses, the conversion of outbuildings into 11 residential units and the construction of 59 further homes.

There is also planning permission for a 139-bedroom hotel, conference centre, function rooms and leisure centre. To facilitate the development, services including water, sewerage, gas, electricity, telecommunications and roads have already been put in place.

The estate encompasses part of the attractive village of Marlfield.

The land is noted for its superb qualities. For the most part, it is characterised by large tillage fields covering about 194 acres and another 159 acres in grasslands.

Modern farmyard

There is a roadway running through the centre of the tillage lands and a modern farmyard to the northwestern end of the estate with a range of sheds and barns.

The estate is a mere 3km (1.8 miles) from Clonmel, which has a population of close to 16,000.

The town has greatly benefited from local and multinational companies including Abbott and Boston Scientific, as well as Bulmers cider, which is known as Magners in the UK.
