With new office buildings in Dublin city centre in particularly short supply, there is likely to be strong interest in a landmark office building under construction behind St Stephen's Green Shopping Centre. The 110,000 sq ft block is being developed by the Royal College of Surgeons in Ireland on an island site just 200 m from the top of Grafton Street.

While the seven-storey building has been designed as a headquarters, it can alternatively be let on a floor-by-floor basis. Agent Finnegan Menton is quoting rents of over £35 per sq ft for a single letting and between £35 and £40 per sq ft for individual floors which will range in size from 9,000 to 19,000 sq ft.

Apart from the superb location, Beaux Lane House will obviously appeal to companies needing car-parking facilities. There will be parking in the basement and more than 1,100 spaces in two multi-storey parks on the other side of the road.

Designed by Brian O'Halloran and Associates, the building is arranged around a glazed atrium featuring two glass wall lifts. The high spec fit-out will include the most up-to-date air conditioning system. The building contract has been awarded to Michael McNamara and Co, which is due to have the block ready for fit out in December of next year.
