0.53 of an acre has planning permission for a six-storey office block

With high-volume office space in Dublin’s central business district rapidly running out, developers will be interested in a ready-to-go site at Charlemont Place, Dublin 2, which is to be sold by private treaty.

Knight Frank is seeking in excess of €9.5 million for a site of 0.53 of an acre overlooking the Grand Canal and with planning permission for a six-storey office block with an overall floor area of 6,596sq m (70,100sq ft) and a net floor area of 5,348sq m (57,564sq ft).

The building, designed by Mahoney Architecture, will have a flexible layout to enable floors to be let separately. It will not have a basement level because of the high cost of preparing the site for such a facility.

Knight Frank said the ready-to-go nature of the site meant that a purchaser could embark on the development without any delay.

The lot size would be attractive to a single occupier while the floor-plate design would also allow for multiple occupancy.

The site proposed for the office scheme is around 150m from the Claremont stop on the green Luas line. It is also within 50m of a Dublin Bike Station.
