Dundrum/from €330,000: A development of 140 apartments close to the new Dundrum Town Centre shopping centre and the Luas goes on sale today. Bernice Harrison reports.

With the new Dundrum Town Centre opening today, and causing a lot of excitement, it's not entirely surprising that Hooke & MacDonald has chosen this moment to launch Southmede, a development of 140 apartments being built by Dorville Homes on a prominent site between Wyckham Way and Ballinteer Road.

It's close to the Wyckham bypass, the exit on the M50 nearest the new shopping development and within walking distance of the Ballaly stop on the Luas line.

The development is being sold off the plans, with prices starting at €330,000 for a one-bedroom apartment rising to €600,000 for a large three-bedroom unit on an upper floor.

Southmede has a completion date sometime in spring/summer 2006.

There is less than a handful of one-bedroom units so they are not featuring prominently in the agent's details but they are available, priced from €330,000-€360,00, with between 47-49 sq m (505-527 sq ft).

The two-bedroom units have between 65-84 sq m 699-904 sq ft) and are priced from €400,000 to €530,000.

The three-bedroom units are a particularly good size at between 90-100 sq m (968-1,076 sq ft) and are priced from €500,000 and €600,000. The apartments are spread out over eight low rise blocks, each with four storeys serviced by lifts.

Standard features include a choice of finishes in the kitchen, which comes fully fitted with appliances; fully-tiled en suites and bathrooms with electric underfloor heating; patio doors giving access to balconies, as well as built-in wardrobes and downlighters and chromes switches.

As is becoming usual in apartment developments at the more expensive end of the price scale, all apartments have advanced cabling network with CAT 5 and coaxial cabling so that buyers can install broadband.

Apartment livingrooms will be wired for home cinema surroundsound giving buyers the option to install this fashionable home accessory.

Southmede will be built by Dorville Homes whose previous schemes include De Vesci House in Monkstown and the nearby Marley View in Ballinteer.

Landscape architects Cunnane Stratton Reynolds have been employed to design a planting scheme that incorporates mature trees and walkways.
