Bay-fronted Fairview house for €375,000

Three-bed, end-of-terrace property has small rear garden

Number 44, Windsor Avenue in Fairview was purchased by the current vendors in 2004. That year, they updated the house by rewiring it and installing an Ikea kitchen to replace the existing one in the 1950s extension on the hall return. The kitchen is painted a strong cerulean blue.

The hall floor has also been painted. The charming bay-fronted sittingroom to the front has a cast-iron fireplace, original wooden floors, original coving and a ceiling rose. There is a livingroom to the rear with a marble fireplace with a red tiled insert and louvred cupboards in the alcoves on either side of the fire. A glass sliding door opens out to the city-sized garden.

The property measures a modest 98sq m (1,055sq ft) and is asking €380,000 through agents DNG. The house has a G BER rating but this doesn’t take into account that a new boiler has been installed.

The paved, L-shaped back garden is south-west facing and features a raised patio area and is 6.95m by 5.75m (19ft by 18ft) in size.
