A detached house near the entrance to an estate off Mount Merrion Avenue in Blackrock, built in the 1990s, was a great family home, says its owner, good for parties and with plenty of room for anybody who wanted a bit of space.

He and his wife bought number 1 Clonfadda Wood – an estate built in the 7.5-acre grounds of a large detached Victorian house – off plans. The gated development of 27 houses and 40 apartments was a good safe place for their children to grow up in, but with two children emigrated and one finishing college, the couple is planning a move to a smaller house.

The 188sq m (2,020sq ft) four-bed, with a 34sq m/365sq ft attic, is for sale through estate agent Hunters, seeking €1.35 million.

It’s a house with a conventional layout, with added space in the shape of a family room downstairs and a large floored attic with Velux windows. Interconnecting reception rooms – a diningroom and livingroom – open to the right off the front hall. They have large white marble fireplaces with slate hearths, ceiling coving, recessed lighting and stripped and polished timber floors. Double doors lead from the diningroom to the slightly larger livingroom at the rear of the house, where there’s a door leading on to the back garden.

The kitchen has a black tiled floor and black polished granite countertops contrasting with white units, and French doors to the garden. A decent-sized utility room opens off it with a side door into the garden and there’s access to the back garden from both sides of the house. There’s also a family room, with polished timber floor and a box bay window, downstairs.

Upstairs, two of the four double bedrooms have en suites and all have good built-in wardrobes. The main bedroom has a walk-in dressingroom and a smart en suite shower room. The attic is large enough to accommodate a pool table and study area.

The back garden is wide, with a large sandstone patio, raised flowerbeds and steps leading up to the rear lawn. There’s a sheltered BBQ space at the side, and a shed. The front garden is a large cobblelocked area with room to park several cars. The annual service charge is €880.
