One of the best located office buildings in Dublin city centre, Heritage House, at St Stephen's Green, is expected to make in excess of £5 million when it is sold by tender on October 16th through DTZ Sherry FitzGerald.
The 15,350 sq ft building is being sold by the Irish-American businessman Mr Chuck Feeney whose company owns Kilternan Hotel Golf and Country Club at Kilternan, Co Dublin, and Castletroy Park Hotel in Limerick.
Heritage House comprises a Georgian front section on the north side of St Stephen's Green, near the Shelbourne Hotel and modern office accommodation at the rear. The period building has executive offices and board room facilities while the rear section has third generation offices with raised floors. Heritage House has been run mainly as serviced offices for almost a decade.
The building will be sold with vacant possession with the exception of a top floor area of 1,035 sq ft, which is rented under a 35 year lease from 1977 at a rent of £7,700 per annum. This rent is shortly to be reviewed.
Declan O'Reilly of DTZ Sherry FitzGerald describes Heritage House as "one of the most prestigious investment opportunities to come on the market in recent years".
With high quality office space in the city centre in particularly short supply, Heritage House is likely to achieve rents of £23/£25 per sq ft.
