The St John’s Court Office Park includes 10 individual two-storey buildings extending to 5,098sq m (54,872sq ft) and 183 surface car-parking spaces. The offices are 45 per cent let and produce a rental income of €312,944. The tenants in the seven occupied buildings include 3D Personnel, Irish Life and New Ireland Assurance.
Louise Doherty of Bannon estimates that the rent roll could be increased to €960,000 if the vacant offices were let at €15 per square foot and a €750 parking charge introduced.
Alternatively, a new owner might consider redeveloping the 3.2-acre park, which is located 3.5km (just over two miles) from Dublin Airport.
