Merrion Square Georgian for €1.55m

One of the first houses built on Merrion Square – in 1750 – has come on the market through Turley Property Advisors for €1.55 million.

The Georgian house at number 94, which has a floor area of 418sq m (4,500sq ft), is in office use but requires substantial redecoration to bring it up to modern standards.

It does not have any car-parking spaces.

However, its location a few yards from the National Gallery at the city end of the square, and a short walk from the Dart, make it a highly desirable investment property.

The recent recovery in the Georgian office market would only add to that.

The four-storey over basement house was once home to Oscar Wilde's half-brother, Henry Wilson, around 1875, and subsequently housed various masters of Holles Street hospital, including Andrew Horan who lived in the house up to the 1940s.

It then became the headquarters of the ITGWU which sold it in the 1960s and moved to Liberty Hall.

The current owner, a legal firm, is moving to smaller premises nearby.
