Kiosk in Ballsbridge: purchaser can expect to earn a return of 7.5 per cent

The well-known newspaper and coffee kiosk in Ballsbridge, Dublin 4, is to be offered for sale as an investment for €200,000 by agents CBRE.

At that price, a purchaser can expect to earn a return of 7.5 per cent.

The kiosk at the junction of Lansdowne Road, Pembroke Road and Northumberland Road is let to Silverskin Coffee Roasters at a rent of €15,600. The short-term lease expires in January 2017.

Natalie Brennan of CBRE says the hexagon-shaped kiosk which extends to 3.4 sq m (37sq ft) will appeal to investors interested in the short-term lease and income stream that it has to offer.

Equally, because of its busy, high profile position it may be of interest to other occupiers or investors such as media companies who may consider this a unique location for promotional activities.
