Two apartment and duplex schemes in the Terenure area, separated from each other by the River Poddle, are being launched today with prices starting at £200,000. Wainsfort Manor Grove is in the well-kept Wainsfort Manor estate on Wainsfort Road, built in 1995. The Priory Hall development to the rear of Wainsfort is accessed from Whitehall Road. Bookings will be taken from today at the show apartment by selling agent Ross McParland. In each scheme, six two-bedroom apartments and six three-bedroom duplexes are being sold in the initial phase, with the remaining 12 coming on the market later this year.

For builder Flynn & O'Flaherty this will mark the completion of the Manor Grove and Wainsfort Manor developments which are located on a 35-acre site formerly belonging to the Holy Ghost missionary house at Kimmage Manor. Both are low-rise schemes, three storeys high, and finished to an exacting standard. Buyers will find it difficult to choose between the two separate developments. The Wainsfort Manor Grove units are west-facing, have slightly larger gardens and balconies and a Dublin 6 postal address. Priory Hall apartments and duplexes, however, are more spacious and the sittingrooms have a bay window. The most unusual feature of the two schemes is a fair-sized rear garden with ground-floor apartments, which come complete with a Barna shed.

Wainsfort Manor Grove is in the heart of the already completed Wainsfort Manor estate. Electronic gates and high brick walls give a sense of privacy. The two-bedroom ground-floor apartments are not huge at 560 sq ft. Priced from £200,000 they are ideal for a retired couple or a single person needing a guest bedroom.

Each apartment has a railed front courtyard shared with one other unit and large enough to divide off with planting. Although larger these have the same basic layout as Wainsfort Manor Grove with the addition of a bright bay window off the sittingroom. Kitchens come with oak wall and floor units. There is a double bedroom, a second large single room and a bathroom. The gardens are a little smaller and have a Barna shed.

Duplex units of 885 sq ft cost from £260,000. They have a separate sittingroom and kitchen/diningroom, with a large porthole window in the kitchen offering an unusual feature. The terrace is off the kitchen and is a comfortable size. Upstairs, the main bedroom with en suite has plenty of room to move around in; bedroom two is a small double; and the third bedroom is single, with fitted shelves.

One of the advantages of Priory Hall is the large expanse of open space which will be landscaped. In both schemes, parking allocation is generous and communal grounds are attractively laid out with trees and shrubs.
