Last month, this house at 2 Waltham Terrace in Blackrock, Co Dublin, failed to sell at auction. The owner had refurbished it from the ground up (literally - it needed underpinning) while keeping many of its original Georgian features intact. Still, there were no takers after auction at €3.5 million so he switched agents.

Douglas Newman Good advised him to furnish the house and lower the asking price and so here it is, back on the market with a new look and a slightly reduced price: €3.4 million. It's a five-bedroom house with a split level layout over 229sq m (2,469sq ft) and good gardens.

Located at the corner of Waltham Terrace and Mount Merrion Avenue, it has a sunny orientation. On the downside, it's a noisy spot with constant traffic on Mount Merrion.

Inside, it's an elegant two-storey house with a three-storey return and a new extension to the side adding the essential kitchen-cum-dining and livingroom with two sets of French doors leading to the minimalist back garden.

The ground floor also has a formal diningroom leading off the kitchen, a good utility room at the front of the house, a bathroom and two bedrooms. One of these could be converted to a sittingroom. At hall level there is an airy drawingroom with windows on two sides and an attractive marble fireplace.
