Brandon Square is a new development of three- and four-bedroom houses within Waterville, a development of apartments and houses built by Grandbrind between 2001 and 2008, in the grounds of Connolly Hospital, near the National Aquatic Centre, in Blanchardstown, Dublin 15.
Designed by Burke Kennedy Doyle, phases one and two, a total of 25 homes, sold out last October, all to first-time buyers.
All-house development
On sale in phase three, which launches tomorrow, are three-bedroom terraced houses of 131sq m (1,410sq ft) asking €285,000.
There are also two four-bedroom semi-detached houses, 147sq m (1,600sq ft) asking €330,000.
Originally the estate was to be a mix of apartments and houses but the developers went back to the planners to request an all-house development.
“We made a conscious decision to build bigger, more appealing units,” says the developer, Martin Lydon.
Because you’re buying direct from the builder, house hunters can make changes to the finish, from paint colours to a different style of kitchen within the same price range for free.
“It’s a move away from the ‘this is the way it is and you can’t change it’ model to one that makes homeowners far happier.”
There are sleek vanilla handle-less kitchens by QK Living, tiled bathrooms with wall- hung units and contemporary oak veneer on the bath and sink, and wardrobes by Cawley’s Furniture. The master bedroom has an en-suite bathroom.
Kitchen appliances are included in the price if contracts are signed within 28 days of issue date.
Playground
The A3-rated homes have solar panels and lots of storage, including a further 35sq m (376sq ft) of attic space in the three-bedroom houses and 55sq m (592sq ft) in the four-bedroom properties.
Waterville comprises 1,250 units, and the development incorporates 15 acres of parkland, playground facilities, a shop and a creche.
The development is near the M50 and is serviced by a number of buses and train services in Castleknock and Coolmine.
Each house comes with two parking spaces. When completed there will be 132 three- and four-bedroom houses in Brandon Square. The units are on view tomorrow at 2pm-4.30pm, and on Saturday and Sunday between 2.30pm and 4.30pm.
