DUBLIN 6: €1.2M:PASSENGERS ON the Luas green line who spend their journey wondering about the more interesting looking houses they spot as they whizz along (it can't be just me!) will have noticed 46 Merton Road.

Even from the back, the large detached house, clearly visible at the Cowper Luas stop, looks in original condition and is quite unlike its neighbours which all appear to have been extended and upgraded.

It turns out that it is, in fact, pretty much in original condition, that it has five bedrooms, 181sq m (nearly 2,000sq ft) and a 33-metre (109ft) back garden, and it will be put to auction as an executor’s sale by Sherry FitzGerald on June 4th with an AMV of €1.2 million.

Houses rarely come up for sale on this sought-after Dublin 6 road which probably explains the decision to go to auction.

The last house that sold on the road, a semi which had been extended and renovated, was snapped at the top of the market for €2.84 million.

The new owners will have to do a major renovation job but will have a great deal to work with. Built in 1929, the red brick double-fronted house with bay windows has three good reception rooms off a large hallway. One room is to the left, the other two are to the right and are divided by sliding double doors. The back room opens out to the garden and was originally planned as the formal diningroom as it has a butler’s pantry.

The kitchen, complete with original terracotta floor tiles and two walk-in pantries, is at the back of the house. In other houses along this road it has been extended out into to the garden. There’s also a downstairs toilet – a luxury feature for its time.
