Ballsbridge: €1.4mA traditional pre-war house in Ballsbridge is full of natural light and flowing spaces having been remodelled and extended by architect Paula Murphy 10 years ago. Number 13 Lansdowne Park will be auctioned on October 17th, with an AMV of €1.4m, through Lisney.

The architect used a number of clever and classic architectural tricks to create a contemporary living space, including generous amounts of large Rationel doors and Velux windows. As a result many of the rooms have a good relationship with, and access to, the front and rear gardens.

Also adding to the fresh feel are maple flooring, limestone fire places, Grohe showers and Seimens, Smeg and Bosch appliances in the kitchen. This room also has maple - in its simply styled units - and there is a utility room too.

Internal spaces have been opened up: for instance with double doors between the living/diningroom and family room on the ground floor. The house's two floors have also been linked, and lightened, with a mezzanine office overlooking the double-height livingroom.

There is one bedroom downstairs and two upstairs, which both have en suite bathrooms.

The rear garden gets south sun and has a round lawn, patios and is planted with trees and shrubs. To the front is more planting and off-street parking. The house is in a crescent cul-de-sac that has green space .

There is planning permission for a 54sq m (500sq ft) extension, also designed by Paula Murphy.
