Lisney expects to secure £400,000 for a retail and residential investment at 104 South Circular Road, Dublin 8, which goes to auction on March 31st. The building is producing a rent of £29,980 from a floor area of 2,649 sq ft. The ground floor is let to a pizza restaurant and there are five apartments on the upper floors. A price of £400,000 would show an initial yield of almost 7 per cent and William Fennelly of Lisney estimates that once rents are reviewed, this will move up to 8.5 per cent.
