Living, the furniture retailer behind the BoConcept franchise in Ireland, is opening a second outlet in its former premises at 36/37 South William Street, Dublin 2. Living moved from the city centre to Beacon South Quarter more than a year ago to concentrate on the BoConcept brand.

Barry Rochford, director of Living, says that while the move to Sandyford has proved successful, they felt that they were “missing much of the magic that a highly visible and established location in the city centre offered”.

The firm looked at a variety of options in the city for expansion but couldn’t find one that fitted with its requirements.

Luckily, South William Street became available and, with its experience in Beacon and in South William Street, “we feel that the synergy between the two brands and stores made the deal irresistible”, says Rochford.

HWBC gets services contract

The pharmaceutical company Amdipharm Ltd has taken a 10-year lease on the fourth floor at One Gateway, the office development built by the Collen Group at East Wall Road in Dublin’s north docklands.

The tenant, which is associated with Waymade International Holdings Ltd, a privately owned pharmaceutical business, will be paying a rent of €258 per sq m (€24 per sq ft) for the suite of 266sq m (2,863sq ft).

Paddy Jordan of the Collen Group said the letting underlined the better value available in the Gateway scheme as compared to many other developments in Dublin 1 and 2.

Additional floors and fully fitted suites are available to rent from €209 per sq m (€19.5 per sq ft), according to letting agents Jones Lang LaSalle and Savills. The developers are offering units for sale in the adjoining office blocks at Three Gateway. Underground car-parking is available throughout the scheme.

DTZ Sherry FitzGerald advised Amdipharm on the Gateway scheme which is convenient to the Dart, mainline rail, the Luas and the Port Tunnel.

HWBC gets services contract

Commercial property firm HWBC has secured the management services contract for Treasury Holdings’s new office development, Montevetro, at the Grand Canal Docks in Dublin 4. The block will have 19,400sq m (208,820sq ft) of office space over 15 floors and will be the tallest office building in Dublin city. It will be available for occupation in the autumn of 2010.

HWBC already manages a number of other properties for Treasury, including Stillorgan shopping centre, 3 Spencer Dock, the Lafayette building on O’Connell Bridge and the nearby Westin Hotel.
