Checklist on accommodation

The best sources of information on properties to rent are: your college accommodation officer; the local newspaper which carries listings; notice boards in local shops, and word of mouth, so be sure to ask around.

Before you go looking at accommodation, write out a check list for inspecting a flat. This list should include: a thorough check for dampness; what sort of furniture is there? is there heating? do the appliances work? is there hot and cold water? do the windows open? and how do you feel about the prospect of living here for at least nine months?

Landlords are legally obliged to issue a rent book or lease. All payments made to the landlord must be recorded. Most landlords look for a deposit. The amount and purpose of the deposit, as well as the conditions under which it will be returned, must be recorded in the rent book.

As a tenant you are entitled to quiet and peaceful enjoyment of your home. Your landlord is only allowed enter with your permission. A flat must comply with certain minimum standards (e.g. free from damp, in good structural repair, hot and cold water, means of heating and ventilation).

Read through the lease and be sure you understand and agree with the contents before you sign anything.
