Westminster Grove relaunched with lower prices

FOXROCK: FROM €1.75m: Four homes on Westminster Grove in Dublin 18 have come back onto the market with price cuts of around €700,000 each, writes Fiona Tyrrell

NEW HOMES in Foxrock come back to the market with price cuts of around €700,000 and a builder offering to pay the stamp duty bill.

Westminster Grove is an infill development of three large four-bedroom homes off Bray Road built in the garden of Westminster Lodge, a large period house sold to Delmore Developments last year.

The scheme first came to the market in February of this year and none of the houses sold. Now it is back with new prices and new agent - Lisney.

Oak Lodge costs €1.85 million, down from €2.57. Maple Lodge is €1.725 million, compared to a price tag of €2.375 million earlier this year.

Finally Cedar Lodge, the show house, has a price tag of €1.825 million, down from €2.495 million. These price cuts represent an average drop of 27 per cent.

Aimed firmly at the well-heeled market in D18 the 227sq m (2,445sq ft) houses are beautifully presented with all the bells and whistles: snazzy kitchens, multi-room sound systems and central vacuums.

Layout is modern, designed with family living in mind. There is a generous reception hall, a dual-aspect drawingroom with a polished limestone fireplace and a large open-plan living space with kitchen area, dining area and living area running the length of the house.

Because Westminster Grove is a new development there are significant savings on stamp duty.

Selling agent Ciara Barry says stamp duty will be in the order of €40,000 on the houses. The developer is offering to pay this bill.

Westminster Grove is on the southern side of the N11, close to Foxrock village and about 7kms from the city centre.
