Homes in the interesting new development of 100 one-bedroom and three-bedroom apartments at Loughlinstown, Co Dublin, go on sale this week through Hooke & McDonald at prices from £142,000. The design of The Ramparts is imaginatively modern - it is formed in an arc with a dramatic glass entrance lobby in art deco style.

Only 20 apartments are being released for sale off the plans at this stage and the entire scheme is due to be completed next spring.There are six one-bedroom apartments, 14 three-bedroom apartments and penthouses and the balconies a re two-bedroom apartments. Most of the balconies are large and enjoy good views of the Dublin mountains and the ruins of Tully Church and its ancient stone cross.

The name, Ramparts, derives from the area's historical past - in the middle ages the sate was the location of a fortress and archaeological excavations have recently been carried out to determine if valuable artifacts are buried here.

The location should prove a top selling point of this scheme. The Ramparts is situated just off the N11 directly adjoining the Druid's Valley development at Cabinteely/Loughlinstown.

The site is close to the planned extension of the M50 motorway, with the city eight miles away and Dun Laoghaire about two miles to the east. Every conceivable amenity is within reach including a good selection of schools, shopping centres and several golf clubs.

Agent Hooke & McDonald says the scheme will have a very high standard of interior finish. The six one-bedroom apartments of 560 to 790 sq ft are priced from £142,000 to £150,000. Theses will have a small entrance hall, combined living/diningroom and kitchen, bathroom and bedroom. Most of them overlook a landscaped inner courtyard which will include a water features.

Two-bedroom apartments will have a floor area from 712 to 1,000 sq ft and will cost from £165,000 to £200,000. They will have an entrance hall, two bedrooms, one of them en suite, a main bathroom and a living/diningroom with a separate kitchen off. Balconies are large and overlook either front or rear grounds of the development.

The three-bedroom apartments and penthouses are particularly spacious by Dublin standards. They will range from 1,000 to 1,500 sq ft and will be prices from £400,000 to £500,000. The penthouses are on two levels, with two double bedrooms, an en suite and the main bathroom on the lower floor, The kitchen, living/diningroom and a guest bedroom are on the top floor to take advantage of the views.

The apartment has been designed to provide generous splayed balconies facing west and south-west. The circular entrance to the east will be landscaped and the sloping site allows the bulk of car-parking to be underground, with a lift to provide access to all apartment levels.
