Clontarf: €1.5m: A modernised house in Clontarf still maintains its period style, writes Rose Doyle
Balmoral Lodge at 17 Castle Avenue, Clontarf, Dublin 3 is a pretty double-fronted semi-detached house that dates from the 1830s. It's a good size - 168sq m (1,810sq ft), not including an impressive attic conversion - and has been modernised with an eye to Victorian style and contemporary comfort.
A creamy colour dominates walls and furniture in what is a traditional lay-out with three bedrooms (one en suite), two reception rooms and a large kitchen/ breakfastroom. Sherry FitzGerald will auction it on June 29th with a guide of €1.5 million.
The drawingroom is where a sense of the early Balmoral Lodge is most evident. It has original timber flooring and a marble fireplace.
An elaborate ceiling rose emphasises the equally elaborate cornicing.
There is a fine ceiling rose in the hallway too, highlighted by a fanlight.
A great deal of work has gone into the rustic look of the kitchen/breakfastroom put in place by the Victorian Salvage and Joinery Company.
A sun room to the rear has a pitched and beamed ceiling, marble fireplace and double doors to pleasant outdoor decking.
Two bedrooms are to the front, the third to the rear.
Stairs lead from the main bedroom to the attic conversion.
