The first phase of a new apartment development in Chapelizod, Dublin 20, will be launched this weekend, with one-bed units from £149,950 (€190,400), two-bed apartments from £165,000 (€209,510) and three-bed duplex units from £210,000 (€266,650).

Bordered by the Chapelizod bypass and St Laurence Road, the Knockmaree scheme will be divided into five separate blocks set around a central courtyard area. It will comprise 130 units when completed and include a creche.

Knockmaree's two smallest blocks are nearing completion and 34 units in these are being released by Douglas Newman Good. One-bedroom apartments offer about 520 sq ft. Two bed apartments have around 625 sq ft, while threebed duplex units have between 900 and 1,000 sq ft. All the units have own-door access from the courtyard area and the price includes a parking space. Additional parking spaces will be made available later.

The one-bedroom apartments are on the first floor with large, bright bay-style double-glazed windows in the livingroom area.

Two-bed apartments have an entrance porch through to the living/diningroom and kitchen. Bedrooms have fitted wardrobes and boast a terrace area outside.

Three-bed duplex units come in a variety of styles, with twin aspects and split levels. All have en suite shower rooms off the main bedrooms, a separate bathroom and either terraces or balconies. Some of the duplex units on the upper floors have three balconies, while stairways and bathrooms often have skylights. These units should be available for occupation in June/July.

All units at Knockmaree have Nolan fitted kitchens, with floor and eye level units and lots of worktop space. Other features include gasfired central heating and Rationel timber framed double glazed windows. One of Knockmaree's main selling points is its proximity to Dublin city centre, 2.5 miles away, and ease of access to the M50, airport and shopping facilities. The sleepy village of Chapelizod is a two-minute walk through attractive terraces.

The 2.5-acre site, which was formerly owned by Grants of Ireland, has 28 per cent of its area designated as public space. Attractive in appearance with its red and yellow brick facades, Knockmaree should be completed in 2002. The developers are Drumriley Construction with Keenan Lynch Architects as designers.
