Sandymount has become one of the most popular places to buy in Dublin 4. The combination of expansive strand and nature reserve trails, the South Wall walk and a vibrant village life, with children playing on the green, offers a lot.

Strand Mews, almost at the intersection of St John’s Road and Strand Road, is a secret lane just around the corner from the Martello tower.

Even though it’s just around the corner from the Sandymount seafront, No 5 feels far from the crowds that flock there.

Architect-designed, the three-bedroom property was built in 2005 and has the kind of light, volume and layout that modern buyers want.

Behind electronic gates with plenty of off-street parking, it is set on an east-west axis, with the front of the timber-clad house facing due west.

The mid-terrace residence was designed by Conroy Crowe Kelly Architects to open into a roomy hall where a steel staircase and gallery-style draw the eye up to its double-height space. The rest of the ceiling heights at hall level are 2.7m.

On the far side of a broken-plan wall is a really smart living/dining room with openings at either end, from kitchen and entrance. This is a gorgeous and really private room where glass doors frame the sizeable and low-maintenance timber-decked terrace. An electric awning opens right out over the barbecue area to shelter you from sun and showers.

Smart cabinetry and bookshelves painted in a rich desert sand occupy the dining area wall and there’s an inset fireplace on the dividing wall.

The steel and oak-tread staircase cuts through the centre of the property with a separate utility, guest toilet and kitchen to the left of the large hall.

The kitchen’s white units have Silestone countertops and Neff appliances. This is likely to be where the next owner might like to change things around a bit, for it is a compact space considering the house extends to 131sq m (1,409sq ft). A layout rejig could extend the kitchen out into the hall to make better use of the footprint.

For someone with deep pockets there is further potential to enlarge the property, subject to planning, by pushing it out to the front, where the property isn’t overlooked. This would allow you to create a large sun terrace, with cars parked underneath and out of sight.

It is already a fine home with three double bedrooms upstairs. The main overlooks the rear and has a shower en suite.

The two other doubles share the family bathroom. All have wardrobes and stylish Juliet balconies. There’s further potential to add a mezzanine at attic level that would give an additional 22sq m (240sq ft) of living or home-office space.

The current owners bought the house in 2014 for €885,000, according to the Property Price Register. It was listed in 2017 but did not sell. Agent Colliers is seeking €1.15million for the house, which has a BER of C2.
