CO LIMERICK: €1.05M:A 115-ACRE farm that comes complete with a carp lake and a fishing lodge is expected to make over €1 million when it is auctioned by Savills next month.

Ballyneale Farm at Ballingarry, Co Limerick has been substantially improved in recent years and is essentially a grassland farm with access points from three different roads.

The farm is being sold in several lots, the most interesting of which may well be the 34-acre parcel that includes a lake stocked with hundreds of mature carp, some of which are up to to 30lb in weight, according to sales agent David Ashmore.

Fronting onto the lake is a three-bedroom timber three-bedroom fishing lodge designed to accommodate groups for fishing holidays and weekends.

The remainder of the land is in two or three large divisions with three barns, while a separate seven acre site with road access may be purchased for development, subject to the necessary planning permission. David Ashmore expects just over €1 million for the farm which will be auctioned on November 18th at the Dunraven Arms hotel in Adare.
