Dublin 13: from €250,000The final phase of a Menolly Homes' development at Capital North, a new neighbourhood in north Dublin, go on the market this week.

Some 128 one, two and three-bedroom apartments at Beaupark go on sale today from plans at the Donnybrook offices of Sherry Fitzgerald New Homes.

The scheme is located in the Baldoyle area of Dublin 13 where a major new town, Capital North, is to be built along the Dart line to accommodate a population of 20,000 people.

The new residential area will feature commercial, retail, leisure and sporting facilities, as well as a new train station when complete.

The nearby 22-hectare Father Collins Park is due to be renovated and will incorporate 17 playing pitches, a running track and children's playgrounds.

The scheme will suit first-time buyers with prices starting at €250,000 for one-bedroom apartments and sales are expected to be brisk, given that 300 houses were sold in under five hours at the initial launch in 2004.

Starting at €250,000, one-bedroom apartments with 63sq m (681sq ft) of living space go up to €269,000.

Two-bedroom apartments of 63sq m (678sq ft) are priced from €317,000 to €350,000 and 96sq m (1,025sq ft) three-bedroom units cost from €410,000 to €430,000.

There are also a number of penthouses on offer. Prices start at €360,000 for a two-bedroom penthouse with 60sq m (640sq ft) of living space and go up to €490,000 for a large three-bed unit with 122sq m (1,307sq ft) of living space.

Standard features at Beaupark include fitted wardrobes, modern fitted kitchens, ceramic tiling in kitchens and bathrooms and en suites.

All apartments come with one underground car-parking space. Maintenance fees for one-bedroom units at Beaupark will be around €1,100 and €1,300 for three-bedroom units.

Completions will be from September 2006, according to the selling agent.
