€350,000 sought for mews 

Agent HT Meagher OReilly is guiding €350,000 for a mews building with planning permission for two houses at 8 Lad Lane Upper in Dublin 2.

The property, at the rear of 8 Fitzwilliam Place, comprises a semi-detached mews/coach house extending to 104 sq m (1,130sq ft) in need of refurbishment along with five car parking spaces.

There are two planning permissions, one for two two-bedroom mews houses. Two parking spaces will go with one of the units. Alternatively, there is a second planning permission for a three-bedroom mews house with parking for two cars.

€350,000 quoted for infill site 

CBRE is quoting €350,000 for an infill site of 0.06 of a hectare (0.15 of an acre) at the rear of number 98 and number 99 Brunswick Street in Dublin 7.

The site would suit a small housing or apartment scheme and is close to the Dublin Institute of Technology at Bolton Street.

Petrol station site in Shankill

DTZ Sherry Fitzgerald is looking for more than €250,000 for a well located redevelopment site of 0.18 of a hectare (0.44 of an acre) on the Dublin Road in Shankill, Co Dublin.

The parcel of land, previously used as a petrol filling station, has been decontaminated and cleared. It is ideal for a small residential development, according to the agents.

Chairman appointed at Lisney

Ann Hargaden, one of the key advisers in the Irish commercial property market, has been appointed chairman of the Lisney estate agency.

Despite the slowdown in the investment market in 2011, Ann and her team were involved in about €110 million worth of investment transactions, representing almost 65 per cent in value of all transactions during the year.

She was previously a member of the Valuation Tribunal and was the first and only woman to hold the position of president of the Society iof Chartered Surveyors in its 100 year history.

Ann has worked with Lisney for 28 years and has been a director for 16 years. In recent years, she has focussed on property investment where she advises a number of institutions, property companies and a range of Irish and overseas investors.

She has also been advising clients on the strategic management and restructuring of existing property portfolios.

City investment for €1.2 million

Agent Bannon is seeking €1.2 million for a retail and office investment at 47 Nassau Street, Dublin 2, which will show a return of 8 per cent.

The property is well positioned only two doors from the bottom of Grafton Street and is fully let for another four years. It was bought at the peak of the boom for more than €3 million.

The entire building is let under a full repairing and insuring lease to the Porter House Group, which has a long lease on the adjoining property, at a passing rent of €100,000 per annum.

The Porter House use the upper floors as corporate headquarters and trade a Subway franchise out of the ground floor. The basement is sub-let to the independent music outlet, The Sound Cellar.

Mercedes showrooms sold

The former Alo Kelly Mercedes Benz showrooms in Stillorgan Industrial Estate in south Dublin has been sold by private treaty to an owner occupier for €800,000.

HT Meagher OReilly handled the sale of the 410sq m (4,413sq ft) premises on a site of 0.3 of an acre at the junction of Blackthorn Drive and Blackthorn Road, opposite the Beacon Hotel.

The sale was carried out on the instructions of receiver Liam Dowdall of Smith Williamson Freaney.
