Bord na gCon is to sell part of the grounds of Shelbourne Park Greyhound Stadium in Dublin 4 with full planning permission for 101 apartments. Agents Hooke & MacDonald's Development Land Department expects to secure over £6 million for the site at South Lotts Road when it goes to tender on June 19th.
Most of Dublin's principal apartment developers are likely to pitch for the site because of its strong location and the fact that similar development opportunities in Dublin 4 rarely come on the market.
The proceeds of the sale will be used to further upgrade the stadium, where significant improvements have been carried out in recent years.
Bord na gCon has already reached agreement to sell 21 of the apartments in a self-contained section to Dublin Corporation for occupation by the elderly. The corporation is to pay agreed building costs of £2.79 million for the units.
Most of the remaining apartments will be two-bedroom units, which could go on the open market for at least £250,000 each. The scheme has been designed by architects Frank Crowley and Associates.
Meanwhile Hooke and MacDonald is also to sell by tender next month a site in Artane with full planning permisson for 140 apartments and duplex units, a call centre and six enterprise units.
The development at the former McMahon timber yard at the junction of Kilmore Road and Maryfield Crescent will not include either social or affordable homes. The selling prices is likely to be over £7 million. The site is strategically located just off the Malahide Road, giving it easy access to Dublin airport, the M50 and Dublin city centre. It is also close to Artane Castle Shopping Centre.
Site plans designed by architects Murray O'Laoire provide for 103 two-bedroom apartments, 21 three-bed duplex units, 12 three-bed apartments and four one-bedroom apartments.
