HousingLand: With fewer infill residential development sites than ever coming on the market in Dublin, there is likely to be intense competition for a ready-to-go site of less than one acre off the Stillorgan dual-carriageway in Blackrock, Co Dublin, which is to be auctioned on December 9th.

Brendan Byrne of DTZ Sherry FitzGerald is quoting a guide price of over €3.75 million for 0.95 of an acre at Meadow Court on Stillorgan Park, which has full planning permission for 21 apartments and two four-bedroom homes.

Eighteen of the apartments are two-bedroom units with floor areas between 76.1 and 83 sq m (820 and 900 sq ft) on three levels.

The remaining three will be one-bedroom apartments of 50.1 sq m (540 sq ft). The homes will have floor areas of 1,300 sq ft and 1,430 sq ft (120 and 132 sq m).

Both Dún Laoghaire Rathdown County Council and An Bord Pleanála have approved plans for the development of the site which is particularly attractive, having a range of beech, cedar, willow and cherry trees. The completed scheme will feature landscaped grounds, walkways and decking, with three small bridges crossing the stream running through the site.

Homes in Stillorgan Park sell exceptionally well, at prices around €500,000 for three-bed semis. The mainly apartment scheme is likely to be in strong demand from both first-time buyers and couples trading down from larger homes in the area.

The two-bedroom apartments would be likely to sell for over €440,000 while the four-bedroom homes could be expected to fetch over €675,000.

The site is being sold by property developers Glen and Barry Leddy who bought a large period house, Meadow Court, about three years ago.

The planning permission provides for the demolition of the house, which dates from the 1930s.
