Dublin 20: from €300,950:Thirty units remain for sale off plans in the first phase of St Edmunds, the new development by Glenkerrin Homes on the site of the former St Loman's Hospital in west Dublin.

Prices start at €300,950 for one-bedroom units with between 48sq m (517sq ft) to 48sq m to 58sq m (624sq ft); two-bedroom apartments with between 67sq m (721sq ft) and 74sq m (796sq ft ) cost from €345,950; large two-bedroom apartments with 76sq m (818sq ft) to 82sq m (883sq ft) start at €365,950.

Hamilton Osborne King sold 50 homes at the development last weekend according to sales agent Catherine O'Connor, with many of them snapped up by first time buyers from the locale.

Located close to the Liffey Valley Centre, the 23-acre site will eventually have over 500 homes that will include a mix of one, two and three-bedroom apartments as well as duplexes and houses.

Developer Ray Grehan of Glenkerrin is best known for his upmarket southside schemes, such as The Grange in Stillorgan and Ballintyre in Ballinteer, a large development that is nearing completion. The first homes to be sold there have already seen considerable capital appreciation.

Designed by McCrossan O'Rourke Manning, St Edmunds will have a large amount of green space and gardens that will be maintained by a management company. The five-storey apartment blocks will featurewide wraparound balconies with glass balustrades to the floor-to -eiling windows in the apartments. Inside, the fitout will include up to the minute kitchens and bathrooms and large living areas.

Each home includes its own dedicated basement parking space with internal lifts to all apartments.
