A development of 13 two-bedroom townhouses goes on sale today from plans at Mulberry Court, Carpenterstown Road in Castleknock, Dublin 15.
The 635 sq ft houses are all priced at £139,500 through selling agent O'Mahony Auctioneers. This phase marks the completion of the Mulberry scheme, one of the first developments north of the Liffey by builder Heathervue Limited. Heathervue has previously produced successful schemes at Greystones, Bray and at College Park, Dundrum. The Mulberry development is smaller than most in the Castleknock area, with just 61 houses in the cul-de-sac scheme.
Building on the previous phase finished last June and most of the 48 four-bedroom detached and semi-detached houses are now occupied, according to Martin O'Mahony.
The townhouses on sale today will be at the entrance to the Mulberry development and, although without individual gardens, will have the use of a landscaped open area. Each house is designed with its own porched entrance, half brick exterior walls and a French-style railed balcony off the main bedroom.
Building will start later this month and the houses should be completed by the end of next January, say the agents.
The interior floor layout is compact and will suit busy professionals looking for a low-maintenance home. A small entrance hall leads directly into an open-plan sitting/diningroom. This will have a centrally positioned fireplace of a design to be chosen by the purchaser. There is a kitchen off the sittingroom, with attractive oak units. The two bedrooms upstairs are both doubles with fitted wardrobes. There will also be a family bathroom and airing cupboard off the landing. Both the landing and the bathroom will have Velux windows. Internal walls will be painted in a colour of choice and there is also an option on the bathroom colour.
The houses will be wired for alarm, telephone and TV. A parking space for each resident will be provided and a landscaped pathway will encircle the block. Castleknock's popularity has been enhanced by its proximity to a motorway system which connects with all parts of the city. The Mulberry development is close to Castleknock College and approximately one mile from the Phoenix Park gates.
