SANDYFORD: FROM €225,000APARTMENT PRICES are coming under increasing pressure in Sandyford, Dublin 18, where one of the district's major developers, Flemings, has reduced prices of apartments by an average €200,000 from peak prices in 2006.

Thirty apartments in South Central, the second phase of the Rockbrook apartment development, are for sale from tomorrow at show apartments on the site through agent Hooke MacDonald. They cost from €225,000 for one-bedroom units.

Rockbrook is across the road from the Stillorgan Luas stop on Blackthorn Avenue and stretches across to Carmanhall Road, opposite the Beacon Court complex. It is bordered by Blackthorn Drive, and has easy access to the M50.

South Central’s one-bedroom apartments of 50sq m (530sq ft) will cost from €225,000; 74-80sq m (800-860sq ft) two-bedroom apartments will cost from €295,000 and 95sq m (1,020sq ft) three-bedroom apartments will cost from €405,000. Prices include one car-parking space.

Apartments have a smart fitout, with tiled floors, stone worktops, bathrooms with ceramic tiling and kitchens with integrated AEG appliances.

There are still a number of apartments left for sale from €325,000 (for two-beds) in the first phase, Grand Central. They come with a “rent to own” package, a scheme in which occupiers sign a two-year lease with Fleming with the right to purchase the apartment at any stage during the tenancy for a fixed price. They would pay a rent of around €1,425 per month for a two-bedroom unit.

There will be retail units in the bottom of Rockbrook, facing the Luas. Fleming Construction, like Landmark, which built Beacon Court, has ambitious visions for the area, with talk of squares, civic plazas, community centres and pedestrian shopping boulevards.

At the moment, however, it is work-in-progress: its chief attraction to the kind of young professional buyers it is aimed is its proximity to the Luas. It takes only about 15 minutes to get to St Stephen’s Green from the Stillorgan stop across the road.
