RATHMINES/€850,000:A SEMI-DETACHED, villa-style property at the Harold's Cross end of Leinster Road is back for sale – with a price drop of 73 per cent from 2007.

Number 107 Leinster Road in Rathmines, Dublin 6, refurbished and extended in 2006, has retained a wealth of period features including original decorative plasterwork, sash windows and shutters, dado rails and ornate marble and cast-iron fireplaces.

Back in August 2007, the 285sq m (3,068sq ft), six-bedroom Victorian property was for sale with an AMV of €2.8 million but was withdrawn at auction. It was put up for sale with an asking price of €3.2 million in October of that year.

It is now on the market with an asking price of €850,000 through agents DNG.

The main entrance is via a set of granite steps to hall level. The hall has fine examples of period plasterwork that complement the contemporary, grey-painted walls and pitch-pine timber floors.

Two interconnecting reception rooms – a drawing room with marble fireplace to the front and a dining room with another fireplace to the rear – span the depth of the original part of the house. These rooms have a slightly raised floor in pale oak.

A double bedroom with a shower en-suite bathroom leads off the dining room. It has an original cast-iron fireplace.

On the hall return, there is a guest toilet and a second bedroom currently used as an office. It too has a fireplace.

Downstairs at garden level, there is a sizeable hall with a separate entrance, should the next owner wish to divide up the space. In this, the original part of the house, there are four double bedrooms leading off a corridor.
