A development of 52 three and four-bedroom houses at Lucan is being launched this weekend by Shelman Properties with prices starting at £149,000 for the cheapest three-bedroom semi.

Thirty houses are being released in the first phase of the Old Forge - nine three-bedroom semis, 15 four-bedroom semis, two standard four-bedroom detached and four more luxurious four-bedroom detached houses. Selling agent Ross McParland will be opening four show houses at the Old Forge on Saturday and Sunday. The new development is within Esker parish. The houses are in a cul-de-sac setting, overlooking the 70 acres of Griffeen Valley Park. Four different house styles are on offer. Some four-bedroom houses include garages at an additional cost. Exteriors vary, with four-bedroom houses fully brick-clad to the front; three-bed semis are half-brick.

The 1,075 sq ft three-bedroom semis are selling from £149,500 up to £164,500 for a unit with an attached garage. The sittingroom has a large bay window and an attractive patterned tile and cast-iron fireplace. Double doors lead to the diningroom, which has glass doors to a small patio. Off both diningroom and hall, the kitchen is large enough for a small breakfast table. There is a good supply of light wood Shaker-style units with steel handles and a utility room. The three bedrooms upstairs (one en suite) are surprisingly large.

The four-bedroom semi measures 1,240 sq ft and costs from £167,500, up to £182,500 for units with an attached garage. Interior layouts have a nice flow, with the sittingroom leading to the diningroom and into a large country-style kitchen with utility off. There are two double and two single bedrooms, all with wardrobes; the main room is en suite. Bathrooms have scalloped sanitary ware.

There are two standard 1,300 sq ft four-bedroom detached houses priced at £180,000 and £184,500 (for one with an extra garage space).
