Janet Carroll of Savills’ Blackrock office says the vendor may take slightly less than the quoted price if a buyer is in a position to complete the purchase quickly.
Savills got €2.6 million and almost €3 million for two other similar sized houses in the same area in the spring of 2007. The Brighton Avenue house is in immaculate condition and has a floor area of 186sq m (2,000sq ft), including a large diningroom with double door leading into an equally spacious diningroom. The kitchen/family room is the centrepiece of the house and there is also a separate TV room.
Upstairs the main bedroom suite will undoubtedly have strong appeal with its fitted dressing area and attractive en suite. There are also four other bedrooms and a second bathroom. The house stands on extensive gardens which catch the sun for most of the day.
Also in Foxrock, Savills is asking €2.25 million for Ashley, a six-bed house on Hainault Road. The agency sought €4 million for the property when it first went on the market in October, 2007. The house has 432sq m (4,650sq ft). The large, mature grounds include a three-bed guest house.
