Priced at the upper end of the market, the second phase of a new housing development in Rathfarnham, Dublin 14, goes on sale today.

New homes with high quality fit-outs are scarce in these building boom times but the Edwardian-style scheme at Charleville Square, off Butterfield Avenue, replicates the Stringer-style homes of the 1920s and are designed to blend into one of Dublin's most mature suburbs.

Prices for the 34 new homes in this phase range from £345,000 for the three-bed semi-detached units to £1 million for the five-bed detached house on one-fifth of an acre. There were a lot of disappointed buyers when the first phase of the Jackson Properties-built Charleville Square sold out in days last October. Selling agent Ross McParland expects a huge volume of enquiries when the show homes open today.

Phase two will include eight 1,100 sq ft three-bedroom semi-detached homes at £345,000, 18 1,745 sq ft four-bedroom semi-detached homes at £450,000, six 2,375 sq ft five-bedroom detached houses from £660,000, one 2,100 sq ft semi-detached house at £620,000 and one 2,800 sq ft five-bedroom detached home at £1 million. All houses will be ready for moving into by midsummer.

The entire scheme is being completed to a high standard. All houses are exceptionally spacious and the finish is impressive. The first phase of 31 houses included a range of terraced and detached three, four and five-bedroom homes. On completion, there will be 67 houses and 144 two and three-bedroom apartments to be built in four blocks around a central courtyard. The development is on the site of the former Hallmark Cards factory which Jackson Properties paid a few years ago for around £6 million.

Timber and brick Edwardian-style facades and casement windows create a classical look in these modern homes. The verandah-style porches are an eye-catching feature.

All the houses have fully-fitted modern kitchens with custom-built units, chrome handles and extensive wall tiling. The five-bedroom homes will have granite worktops.

At present there is a limited supply of large family homes available in the Dublin market. The £1 million house is particularly luxurious. The three and four-bedroom styles are far more spacious than standard new Dublin homes. The livingroom recreates the charm of Edwardian-style homes with a large white marble fireplace and two attractive casement windows looking out to the front. A gas coal-effect fire will be fitted as standard. All the bedrooms have excellent wardrobes, including a fitted cherrywood unit in the main bedroom, which has an en suite shower room.

Outside, the same level of finish has been applied, with particular attention to the landscaping. All houses will have mature planting and topiary hedges to the front and rear. Large paved open courtyards with ornate lamp stands are another attractive feature of the scheme.

Show homes will go on view today and will open from midday to 2 p.m. daily until next Sunday.
