The latest phase of holiday homes at Sandy Cove in Ballymoney, Co Wexford, is being launched this Easter bank holiday weekend through the Phillips Partnership, with prices starting from £132,500 (€168,240).
Convenient to Dublin, Sandy Cove is a development of holiday bungalows with access to the beach on the Dublin side of Gorey. There are 19 houses available in this phase.
Sandy Cove is a gated development of bungalows, dormer bungalows and detached houses with tennis courts and landscaped grounds built by Wexford-based Marlton Construction. Phase three of the development will include an indoor swimming-pool, subject to planning permission. P D Lane & Associates of Greystones is the project architect.
There are three house designs available: a 1,000 sq ft two/three-bedroom semi-detached dormer bungalow; a 1,200 sq ft two/three-bedroom detached house, and a 1,340 sq ft three/four bedroom detached dormer bungalow. Prices range from £132,500 to £183,250 (€168,240-€232,679).
The sale of these units will complete phase two, which will have a mixture of 80 units in all. Phase one, now complete and fully occupied, comprised 70 detached bungalows.
Under current regulations, stamp duty will apply on all Sandy Cove houses purchased as holiday homes at a rate of 3 and 4 per cent, depending on house type. However, if the homes are purchased as principal residences, they are exempt from stamp duty.
