Good news for frustrated home-buyers this week as work begins on 70 four- and five-bed family homes in north Lucan.
Beside the existing Laraghcon development just over the old stone bridge in what is known as old Lucan, Rokeby is a €40 million scheme described as a “low-density development of four houses to an acre”, according to builder Michael O’Flynn.
O’Flynn Capital Partners bought the 17.4 acre site about 2007 and have been “waiting for a time of viability” to begin construction, according to Ivan Gaine of Sherry Fitzgerald New Homes.
The first phase is due to launch in about April or May and the whole development is due to be completed in two years.
Predominately BER A-rated houses, with large garden plots to the front and rear, they are likely to appeal to a lot of west Dublin buyers.
As well as the traditional four- and five-bed semi-detached configuration, there will also be a small number of four-bed bungalows released towards the end of the scheme’s construction.
They are expected to have an average plot size of one fifth of an acre and an internal size of between 176 and 242sq m (1,900-2,600sq ft.).
Although they are still in the planning stages, “we could predict that prices will be comparable with those of their neighbours in Laraghcon, which are currently selling for as much as €655,000”, Mr Gaines added, although he would not commit himself to actual prices until closer to the launch date.
