A residential development site at Lusk in north county Dublin has been brought to the market by agent Knight Frank at a guide price of €3.8 million.

Located on the Raheny Roundabout, the site is situated close to Lusk village and adjoins the new village centre (currently under construction) which will provide a comprehensive retail offering including a supermarket of over 4,000sq m (43,055sq ft).

The subject site extends to 3.4 hectares (8.6 acres) distributed across two lots on either side of the Lusk Relief Road (R127).

Lot A (1.9 hectares/4.9 acres) is zoned Objective RA Residential under the Fingal Development Plan 2017-2023 and is positioned to the west of the relief road. Future development access to this site is through the Lusk Village residential development and is facilitated by an existing right of way.

Educational facilities

Lot B (1.4 hectares/3.7 acres) is zoned Objective RS Residential and is positioned to the east of the relief road. This site has frontage to Raheny Close to the north which leads to Raheny Roundabout and benefits from an existing agricultural access point at this location.

Lusk is well served in terms of educational facilities, with Rush and Lusk Educate Together National School and Lusk Community College (currently undergoing a €10 million expansion) both within 200m of the site. Lusk National School is just 600m away.

In terms of transport, Lusk train station is within 1km of the site, providing both park-and-ride facilities and regular train services to Dublin city centre. Exit 4 on the M1 Motorway is within 6km while Dublin Airport and Dublin city centre are 12km and 20km away respectively.

Knight Frank, who are handling the sale on behalf of receiver George Maloney of RSM Ireland, say the subject property offers the purchaser the opportunity to deliver a high-quality residential scheme subject to planning permission.
