Agent Knight Frank is guiding €2.75 million for a mixed-use site with full planning permission for 27 apartments and commercial space at Usher’s Quay in Dublin city centre.

The site extends to an area of 0.14 acres (0.05 hectares) and currently comprises numbers 29/30 Usher’s Quay – a three-storey building with car parking at ground floor level to the rear which is accessed by a gated archway; and numbers 1, 1A and 2 Usher Street, a terrace of derelict buildings.

The Liffey-side site is situated within a short walk of a number of city centre employment areas and amenities and with good public transport. The Luas stop across the river at Smithfield is nearby and Heuston Station is less than 1km away.

The site comes for sale with full planning permission from Dublin City Council for the demolition of all existing buildings and the construction of a new part six/seven storey building comprising 27 apartments (five one-bed units and 22 two-bed units), above ancillary residential amenities and a commercial unit at ground floor.

There is no Part V Social & Affordable requirement as the site area is less than 0.1 hectares,.
