The 8.72-acre site has 270 metres of frontage on the Naas Road and is guided by agent HT Meagher O'Reilly at around €3 million per acre or about €26.16 million for the entire site as a single unit.

The site at Baldonnell has planning permission for a car showroom facility of about 1,750sq m (18,837sq ft) on a section of the lands, but the exceptional frontage to one of the busiest roads in the state will attract a range of potential uses that would benefit from the prominent exposure.

All the lands are zoned objective E "to provide for enterprise, employment and related uses" in the South Dublin County Development Plan 2004-2010. This zoning would allow uses such as a motor sales outlet, cash and carry, offices and warehousing amongst others.

There is good access to the lands from Barney's Lane, but there are also plans for a new road to connect the lands with the Brown's Barn interchange on the N7.

This would dramatically improve the accessibility of the lands, according to the agent.

The lands "represent a unique opportunity to acquire high profile land in one of the most sought-after areas in the city", according to Evan Lonergan of HT Meagher O'Reilly. "Approximately 77,000 vehicles travel on the Naas Road daily and, with about 270 metres of profile, these lands are ideal for motor showroom or other high profile commercial uses," he said.
