The rush to put both commercial and residential sites on to the market continues unabated this week. Hooke & MacDonald Commercial is quoting over €4.75 million for a site of 1.46 acres overlooking the Grand Canal at Jamestown Road in Inchicore, Dublin 8, which goes to tender next month. A manufacturing plant and offices currently on the site will be leased by the vendors for the next 18 months and, according to the agents, the site is suitable for either a residential or commercial scheme.

In Dalkey, Co Dublin, Allen & Townsend is quoting a minimum price of €1,250,000 for a site of 2,850sq m (30,677sq ft) with planning permission for two two-storey houses at 9 Dalkey Avenue. One of them will have a floor area of 117.7sq m (1,266sq ft) and the other will extend to 119.6 sq m (1,287 sq ft).

In Co Kildare, Coonan Real Estate Alliance is guiding €675,000 for a petrol filling station, retail premises and two-storey house opposite the gates of Donadea Forest Park .

Joint agents Wyse and John P Younge are quoting a guide price of €3.5 million for the Portview Hotel at Marine Road, Dún Laoghaire, which goes to tender on March 30th. The 22-bedroom hotel is particularly well located opposite the new Pavilion theatre. There is planning permission for two four-bedroom homes and two-bedroom units at the front of the site and three three-bed mews houses at the rear. Alternatively, new owners may consider converting the building into office use.

The Grafton Group is to sell the former Heiton Buckley retail building at Edward Street, Tralee, Co Kerry. Heitons has relocated to its new depot on Clash Industrial Estate. Ben Pearson of Douglas Newman Good Commercial is guiding €3.5 million for the property which stands on 2.88 acres. It is likely to be redeveloped for a mixed residential and commercial scheme when it is sold at tender on April 5th. The property has a valuable town centre zoning and is located near the centre of Tralee. It has frontage on to both Edward Street and McCowan's Lane.

Grand Canal Dock building for rent after law firm moves

Dillon Eustace's move to Sir John Rogerson's Quay in Dublin's city centre has left Grand Canal House in Grand Canal Dock, Dublin 4 available. Lisney is quoting a rent of around €380 per sq m (€35 per sq ft). The 1,570sq m (16,899sq ft) building is in the same area as high-profile companies such as Accenture, Bruce Shaw's Irish headquarters and Pfizer. The building is held under leases to expire up to April 2009, with the benefit of lease renewal rights under current tenant legislation. Law firm Dillon Eustace moved to a 4,500sq m (48,437sq ft) headquarters at 33/34 Sir John Rogerson's Quay.

Stillorgan Industrial park units on market following relocation

Numbers 21 and 22 Stillorgan Industrial Park are on the market through CB Richard Ellis. They are currently occupied by Avaya which is relocating to Sandyford. Unit 21 Spruce Avenue comprises a two-storey office on a corner location. On a site of 0.42 acres, it has car parking to the front, and the building comprises 984sq m (10,600sq ft) over two floors.The guide price is over €2.3 million.

Unit 22 is 622sq m (6,695sq ft) with car parking to the front and a warehouse. It is available to let by assignment, held on a 25-year lease with five-yearly reviews from January 1991. The passing rent from January 2001 is €65,392 exclusive. Rent review negotiations are in progress.

The three-storey modern office building is 2,211sq m (23,798sq ft) in size, with 62 on-site car parking spaces. Built in 2000 by John Paul Construction it occupies a prominent position within Westland Park and has a profile on Nangor Road.

Malahide Road buildings for sale in one or two lots for €1.2m each

Numbers 101 and 102 Malahide Road in Donnycarney, Dublin 3, is to be sold by tender through Turley and Associates in one or two lots, with a price tag of €1.2 million each.

Number 101 is end-of-terrace with planning permission for a two-storey extension. The property is divided into two units: a ground floor retail unit currently let to The Track Bookmakers and a two-bedroom apartment on the first floor with a rent of €10,200 per annum with its own door access. There is a courtyard area with garages at the rear. The first floor offices are vacant with an expected rent roll of €20,000 a year. The 52sq m (560sq ft) ground floor retail is vacant with an expected rent of €27,500. The latest date for receipt of tenders is Wednesday March 29th.

O'Briens Bar in Ballyvaughan, Clare, is for sale by private treaty through CB Richard Ellis with a price tag of over €2 million. Since it was acquired by the current owners 18 years ago, it has been extended and refurbished. The bar has flat flooring and a stone surround fireplace and there's an entertainment lounge, restaurant and 20 en suite guest bedrooms.
