TK Maxx for Henry St area

TK Maxx, the fashion multiple, is in negotiations with two landlords to rent a large store in Dublin’s Henry Street area. Dunnes Stores, which is to vacate one of its outlets in the Ilac centre, has offered to lease the 6,503sq m (70,000sq ft) unit to TK Maxx. The multiple is also considering an offer of a store of 5,574sq m (60,000 sq ft) at the Jervis Centre. This unit was previously occupied by Arnotts.

€3.9m for Tralee industrial

Lisney’s Cork office is seeking €3.9 million for the former textile plant operated by Amann Industries at Clash Industrial Estate in Tralee, Co Kerry. The facility extends to 37,473sq m (403,142sq ft) and the mainly single storey buildings have been well maintained, according to Edward Hanafin of Lisney. The plant stands on a site of 26.8 acres.

Georgian let at €236 per sq m

In one of the few lettings of an entire Georgian house in Dublin this year, Knight Frank Ireland has negotiated the letting of a four-storey over basement building at 4 Herbert Street. The new tenant is to be the College of Psychiatry of Ireland which is to pay a rent of around €236 per sq m (€22 per sq ft) for 270sq m (2,906sq ft). The lease will run for nine years and 11 months and will include a break option in year five. The house is in excellent condition and retains most of its original features, including cornices and fireplaces. There is good on-street parking in Herbert Street which links Lower Baggot Street and Upper Mount Street.

Kildare site for €600,000

A 6.2-acre site with town centre zoning at Rathangan, Co Kildare, has come on the market on the instructions of Kieran Wallace of KPMG. Mark Reynolds of Savills is seeking €600,000 for the property which has been identified by the planners as suitable for development. Part of it is to be set aside as open space and amenity use. The site has also been the subject of a local area plan and an action area plan which included a detailed planning brief. The Grand Canal and the Slate River run along the boundary of the land, providing a scenic frontage for any new development.

Reynolds says the site is ideal for a local retail centre and traditional housing units.
