Townhouses by the Dodder from £400,000

A development of seven two and three-bedroom townhouses in a quiet location in Donnybrook is likely to attract notice despite the seasonal slowdown.

Dunbur - marketed by Insignia Richard Ellis Gunne - is located a the Donnybrook end of Eglinton Road, overlooking the River Dodder. Prices start at £400,000 (507,900) for one 850 sq ft two-bedroom townhouse, with six 1,100 sq ft three-bedroom units costing £500,000 (634,870).

The new scheme is being built on the site of former radio broadcaster Frankie Byrne's home and a second property, both of which were demolished to make way for the seven townhouses. Dunbur was the name of Ms Byrne's cottage.

One of the chief attractions of the cul-de-sac development, apart from its proximity to the city centre, is the fact that it directly overlooks the Dodder river, with sittingrooms opening to timber decks on the riverbank.

With a portfolio that includes major office projects, builder P Elliott and Company has a reputation for good quality construction. At Dunbar, automatic security gates, full video intercom and well-landscaped communal gardens are strong selling points.

The townhouses are of red brick, with decks at ground floor level and timber balconies with good river views off the main bedrooms.

Each townhouse is stepped back from its neighbour, allowing for a light-effective angled window in the smallest upstairs bedroom.

Inside, a tall glass panel provides light from the kitchen-cum-breakfastroom to the hallway.There is a guest toilet and washhand basin off the hall. Timber flooring in both hall and sittingroom are standard and windows throughout the houses are Irish-made solid timber.

Maple kitchen units have stylish black granite worktops and the flooring is marble to match cream-tiled splashbacks.

The sittingroom opens to a deck overlooking the Dodder and includes a smart wood and slate fireplace. Upstairs, the main bedroom has maple wardrobes and a double-sized en suite shower with mosaic tiling. The balcony is timber- decked.

The second bedroom is also double and a third could just about squeeze in a double bed. The main bathroom is mosaic-tiled. With the river flowing behind the townhouses, gardens are mainly to the front and are open-plan, with lawns and cobblelocked drives.

One parking space is provided per house, with four additional visitor spaces. There will be a small management charge for maintenance of the grounds, yet to be decided.
