D1: from €327,000 Apartments in The Atrium, a development with Section 23 tax relief and a leaseback option, go on sale from plans this week from a marketing suite on site in Foley Street, Dublin 1.
Ely Property is launching 39 Section 23 apartments in Foley Street, between Talbot Street and Amiens Street in Dublin's city centre.
Located beside Connolly Station and the IFSC, and with the Luas on the doorstep, the Atrium forms part of the mixed-use Steelworks development which comprises apartments, offices and retail space and is being developed by Macushla.
One-bedroom apartments with 48-65sq m (517-700sq ft) of living space cost between €327,000 and €360,000.
Two-bedroom apartments sized 67-95sq m (721-1,022sq m) are priced between €412,000 and €475,000.
The development has a 10-year leaseback arrangement. Ely will let and maintain all units, clean and repair common areas, manage gardening, landscaping, refuse disposal, electricity and security.
The management company says it has already sourced tenants for the Atrium. Security lighting, CCTV and an on-site manger will provide security.
Investors can avail of around 85 per cent capital allowances and an expected gross yield of 4 per cent in this city centre location, which has strong capital appreciation prospects, according to Ely Property.
The apartments were designed by Jason Tyler of Dublin-based architects Laughton Tyler.
The €9,000 fit-out will include everything from kitchen appliances and cooking utensils to curtains and beds.
Viewing of the development's marketing suite is by appointment.
