Eaglewood, a stunning and very contemporary apartment development off Rochestown Avenue, Dun Laoghaire, is launching from plans today at Ross McParland's Bray office. A scale model will be on view.

The scheme has been designed by architects studio m, which are renowned for their innovative approach to new housing development.

The homes will be located almost directly opposite the Johnstown Road junction with Rochestown Avenue, down the road from the Killiney Shopping Centre and a short drive from the port area of Dun Laoghaire. There will be a total of 72 apartments, five mews-style houses and six luxurious apartments in the refurbished Georgian house.

Twenty two-bedroom units are being sold in the first phase, priced from £198,000 (€251,410) to £270,000 (€379,890) depending on size and position. Three of these apartments - at the top end of the price range - are at penthouse level, with unusual roof windows in the reception rooms. Sizes range from 735 sq ft to 863 sq ft.

Eaglewood is designed in five blocks, with curved walls and lavish use of glass and timber. Entrance lobbies will have a striking two-storey glass atrium and all balconies will be timber-decked. The blocks will be grouped around a central courtyard which has an imaginative landscape plan, including pedestrian bridges over a stream.

Brock Building Contracts are well-established in the Dublin area, with a portfolio that includes the new pavilion at Carrickmines Lawn Tennis Club and the oratory at Bloomfield Shopping Centre. Throughout the complex, unconventional design will be the norm and the quality of finish looks solid. Windows are in up-to-the-minute powder-coated aluminium and ironmongery is satin chrome. Kitchen units will be cherry veneer and white, bathroom ware will be contemporary in style and wardrobes will have oak doors.

Maximum light has been given top priority. Lifts will serve just three or four apartments, so there will be no long hotel-type corridors. Sittingroom fireplaces will be fitted with coal-effect gas fires and kitchens come with an integrated Neff oven, hob and extractor hood.

The amenities at Eaglewood are a huge attraction. Six major shopping centres are within easy reach and at least five secondary schools within cycling distance. Golf clubs abound in the area and Killiney Hill and Dun Laoghaire pier are close by for Sunday walks.
