Three and four-bedroom semis on Rockville off Newtownpark Avenue and on Springhill and Rowanbyrne are still pretty good value. Barclay Court off the bypass is a good spot where you can still buy without breaking the bank.

Buy off Newtownpark Avenue, Mount Merrion Avenue and Seapoint Avenue along the coast - if you buy in these areas you can't go wrong.

Starter houses in ex-local authority estates like Marian Park off Newtownpark Avenue have kept up well with the market. The cottages on Annaville Avenue and Orchard Lane are also a good buy.

Get close to the DART line - the closer the better. Houses on the city side of the village on Rock Road and Mount Merrion Avenue tend to fetch a bit more, and anything in old Blackrock around Cross Avenue and Carysfort.

Carysfort Park, built six or seven years ago, is going up faster than other estates. A value area is Marian Park off Newtownpark Avenue. Further up Newtownpark Avenue and on Ardagh Park and Oakley Grove, you can get character bungalows that make good family homes.

Rockford Park on the Dean's Grange side of Blackrock represents the easiest route into the area. If money's no object, Mount Merrion Avenue, Waltham Terrace and Avoca Avenue are examples of high cost locations with very fine houses.
