A new apartment development at Stepaside, Co Dublin, is for sale from plans today at Ross McParland's Donnybrook offices, offering a choice of one and two-bedroom apartments and penthouses starting at £155,000.
The first three apartment blocks to be released will have a total of 48 units. Developer McGarrell Reilly Homes has planning permission for 142 apartments on the Stepaside Park site. A second phase will be launched this summer when the show apartment is ready.
Overall, Stepaside Park is well on the way to completion, with 110 detached houses sold and most of these now occupied. The final group of 30 or so houses will be sold later in the year.
Ciara O'Connor of the Ross McParland agency expects first-time buyers, retired couples and investors to be interested in the apartments. The first of them will be ready from next October.
Stepaside is an attractive village in the foothills of the Dublin mountains, with two pubs, a post office, Garda station and schools a mile away at Kilternan and Sandyford. Its proximity to the Stillorgan and Sandyford industrial estates suggests good letting potential, and an action plan for the village includes a greatly improved road network to the city. The Southern Cross motorway will pass close to the village, giving ready access to the west and north of the city.
The three four-storey blocks are designed in part brick and have roof levels that accommodate penthouses. Windows are designed in a Georgian multi-paned style and are extra large for maximum light. As with the houses, the apartments are designed to a high standard, with features such as kitchen equipment and wall tiling included in the purchase price. All the apartments will have paved balconies.
There are two one-bedroom apartments for sale in this first phase, measuring 560 sq ft to 600 sq ft and costing from £155,000 to £160,000. Thirty-eight of the units on sale today are two-bedroom apartments of 800 sq ft to 840 sq ft, priced from £193,000 to £214,000.
Apartments have an entrance hall with a double and single bedroom, bathroom and a sittingroom at the far end with a small fitted kitchen off it. An attractive beech fire surround will be fitted with a natural gas fire.
Kitchens throughout the scheme are designed with top quality Shaker-style units with chrome handles and polished granite worktops. An integrated fridge/freezer, washer/ dryer, dishwasher, extractor fan, stainless steel oven and hob are standard items and wall tiling is included. All the bedrooms will have fitted beech wardrobes, with an en suite shower room off the main bedroom.
There are two larger 1,065 sq ft two-bedroom apartments available with an additional study, priced from £268,000 to £274,000.
Top of the range are the six penthouse units of 1,260 sq ft to 1,604 sq ft, priced from £346,000 to £500,000. These vary in layout according to position on the block. All six have two bedrooms and a study which could be used as a third bedroom. The main bedroom will be spacious, with a good-sized en suite shower room. Kitchens are separate and have space for a breakfast area.
Particular attention has been paid to landscaping on the Stepaside Park site.
