Ranelagh: €1.15mA three-bedroom terraced house at 29 Chelmsford Avenue in Ranelagh, Dublin 6, is the home of caterer Sarah Webb, who is hoping to move outside Dublin with her family.

Her warm and atmospheric house, decorated very much in sympathy with its age and period style, is for sale by private treaty through Douglas Newman Good for€1.15 million.

Sarah owns the Gallic Kitchen on Francis Street and her food stalls are a well-known fixture on the burgeoning farmers' market circuit. It is extended at the back, where there is a large eat-in kitchen that doubles as a family room. Aside from its location, a major selling point will be the redbrick garden room at the end of the 40 ft garden. This has room for an office as well as a separate utility room which opens out onto a back lane.

Inside the hall door there is a small inner porch area - a good idea as the house opens directly onto the street - and off that, two interconnecting reception rooms.

The back room opens into the kitchen-cum-family room. The cooking area in the kitchen is small but as the owner is a professional chef, it's kitted out with everything a serious cook needs.

Beyond this cooking area is the extended living area with room for a sofa and a wood-burning stove. There is terracotta flooring throughout. Doors open onto the attractively planted and mostly gravelled over back garden. There is also a downstairs toilet and recent improvements include the installation of solid oak flooring in most rooms.

Upstairs in the return is the first of the three bedrooms, a double like the others, as well as the bathroom.

Both these rooms have painted wood panelling which works well in a house this age. In a large cupboard in the bedroom is a shower unit. There are two more bedrooms; the largest one is the width of the front of the house and has a cast-iron fireplace and a wall of wardrobes. In all there is 1,500sq ft (139sq m) of space in this house on a quiet road near Ranelagh village.
